Straightforward Charges and Transparent Fees. No Hidden Fees

 
Agency Fee
We charge a fraction of your rent ranges from 10%. So, if your rent costs N700,000, you’ll have to pay N70,000. We are transparent with our charges because we are member of Nigerian Institution for Estate Surveyors and Valuers (NIESV). Paid by the Tenant.
 
Legal Fee
Renting an apartment is a legal process that needs a contract, so this fee pays for the lawyer’s services. The job of the property lawyer is to draft a tenancy agreement and ensure that each party’s interests are well protected. 
Like our agency fee, the legal fee is a fraction of your actual rent of 10%. Paid by the Tenant.

Caution Fee
This fee goes to the property owner and covers the cost of any damages done to their property while you’re in residence. A third party is placed in charge of the money till your lease expires and you decide to move out. If they need to make repairs after you move out, the cost will be deducted from this fee. If not, you’ll get your money back. The Caution fee is one month rent fee. Paid by the Tenant.

Service Charge
Some apartments come with a compulsory fee that covers the maintenance of common facilities and extra services. Those extra services include sewage disposal, generator repairs, general sanitation, and much more. As impressive as all that sounds, this fee does not cover internal repairs or the maintenance of your appliances. Those are exclusively for your pocket. Any service charge will be disclosed during your rent agreement signing.

Registration Fee
A few people see this fee as the equal of a consultation fee at the doctors. We charge a registration fee to enable us to search a matched rent for our clients. Our registration fee includes Inspection Fee in the amount of N3,000.  Paid by the Tenant during submission of tenancy application form.


Property and Land Sales Fee 

 
House Seller Fee

We charge 7% agency commission on exclusion sale deal with the seller if the property is sold by us. We also charge registration fee of N8,000. This will enable to us to draft sales commission contract, visiting cost, media cost, online listing cost etc. The House Sales fee is paid by the Seller to us at the end of exchange of contract with the buyer.

Land Seller Fee

We charge 7% agency commission on exclusion sale deal with the land seller. We also charge registration fee of N8,000. This will enable to us to draft sales commission contract, visiting cost, media cost, online listing cost etc. The Land Sales fee is paid by the Seller to us at the end of exchange of contract with the buyer.
 
House Buyer - Property Search Fee
If a buyer wants us to help search for property and check the legality of such property, we will charge a “Search Fee” based on the property sales value.  We charge 2% of the property value. This is paid by the buyer.
